Building Automation Support Services

Application Support Services:

System Utilization Review: On-site evaluation of current application programs. Provide recommendations to maximize systems utilization.
Software Support: Recommend third party software to facilitate use as a management tool.

Operational Support Services:

Analysis of building systems controlled by the BAS to verify the BAS is performing proper functional tasks that insure system reliability, maintainability, and insure operational performance.
Support and training of on-site staff to insure the staff understands system operation and functionality.
Tolin develops a complete program of operating instructions and procedures for all equipment and systems maintained. Operating instructions include operational objectives, scheduling requirements, safety procedures, required tools, materials and equipment. Additionally Tolin develops descriptions of all systems including the theory of operation, design considerations, equipment descriptions, control sequences and system diagrams. Equipment data files are established for each component of the system and maintained on-site at the property.

Hardware Support Services:

Preventive Maintenance: Provide diagnostic, preventive and predictive maintenance to keep your system operating at optimum efficiency.
Review current data and verify that your application programs are working as designed.
Component Replacement: Worn or failed parts are replaced with U.L. approved components to prevent future failure or system deterioration.

Emergency Response:

Staff Support: A qualified Tolin technician will respond either on-site or by remote diagnostics to perform services that minimize system downtime.
Monitoring: Tolin will monitor and respond to emergencies 24 hours per day and provide management with notification per your instructions.

Management Reporting:

Tracking: Tolin will provide third party analysis of utility performance objectives. Performance objectives will be targeted based on your building’s design and operational criteria. Calculation will include occupancy, weather, hours of operation and equipment capabilities.
Reporting: Tolin will assist in budgeting, auditing and periodically reviewing the performance of your building automation systems.
