The United States of America, Department of Energy (DOE) has estimated that 25% of all utility usage within commercial buildings is wasted through inefficient operations and maintenance practices. DOE concluded the finding in a congressional report based on a national survey conducted in 1992.
Maximizing energy efficiency and reducing operating costs without sacrificing services is a co-authored goal. That is why Tolin works closely with its clients to establish energy efficiency goal up front. Then Tolin investigates, analyzes and establishes the designed target for the energy consumption within your property. The design target will account for the total utility consumption based on structural design, HVAC, lighting, building use, hours of operation and production load factors. Tolin provides recommendations for both operational savings as well as retrofits savings opportunities. Tolin provides a detailed tracking system to monitor utility consumption and savings.
Tolin's philosophy to energy cost reduction is really a two step approach:
Tolin will perform an Operational Audit to identify the savings opportunities within your property. The audit will concentrate on the design, operations and maintenance activities being performed on a daily basis.
Tolin performs a Technical Analysis to determine the efficiency, remaining useful life and integrity of the existing technical systems. This analysis is often utilized in the due diligence process of purchasing a property and analyzing risk and/or savings.
Tolin has a team of experts that perform energy audits in our customers facilities. We look at systems for energy waste and operational improvements. We benchmark our customers facilities against energy efficient buildings of like design and operation. We provide reports of energy effectiveness of our clients facilities for their use.
Demand Side Management Programs are financial incentives provided by the utility companies to reduce consumption within a property. The financial incentives can be distributed through the implementation of an energy retrofit or purchase of energy efficiency equipment (i.e. light bulbs and ballasts). Both rebates and grants are available on a periodic basis.
