Operational Audits and Analysis

Tolin' property supervisors work closely with the owner/manager to develop specific property objectives that improve the efficiencies and operational effectiveness of the property. These objectives are be established during the start-up of the agreement. A monthly review of the progress of the property objectives are conducted by the supervisor with the owner/manager. Each year Tolin completes an Operational Audit of the activities at the property to assure all standards are met in accordance with the agreement. This audit is completed by the Tolin off-site management team and with the cooperation of the owner/manager.


Annual Operational Audits

Tolin completes an annual operational audit of the facility related services. The operational audit is completed ninety days prior the properties fiscal year so that any capital recommendations may be processed in a timely manner. The operational audit provides for a detailed analysis of all operational practices. We also make recommendations for improved efficiencies within the property. Our audits are completed by an independent supervisor. Typical activities included in this audit are as follows:

Once the operational Audit is completed the supervisor and chief engineer develops action plans to continuously improve the operational performance at the property. A final report is provided to the client for their review.


On Demand Operations Analysis

Often times when Tolin is asked to review clients operational activities, the client has experienced continuous problems in managing the systems performance within the property. Typical concerns expressed to Tolin are as follows:

Tolin's chief engineer / supervisor identifies the operational concerns at the property as well as any improved operational practices that may reduce utility consumption. This is an on-going responsibility of the Tolin staff assigned to the account. When applicable, the staff contacts the Tolin Project Services Group to further analyze the operational and project opportunities that will assist in reducing the operating expenses at the property. Working together the client, staff and project group develop priorities for capital improvement options. Tolin's project representatives develop financial models as well as technical options that provide our clients with all the information necessary to make the best business decisions for their properties.
